Testing for radon gas is not an inspection criteria currently required by the Standard of Practice (SOP) of The American Society of Home Inspectors (ASHI). As a result, radon testing is not performed as a part of a standard home inspection.


Radon is a radioactive gas that cannot be seen, smelled, or tasted and is found naturally around the country. When you breathe air containing radon, the sensitive cells in your airway are irritated, increasing your risk of getting lung caner.


Radon is found in the dirt and rocks beneath houses, in well water, and in some building materials, It can enter your house through soil, dirt floors in crawlspaces, and cracks in foundations, floors, and walls. Once inside, radon gas can sometimes get trapped inside the house.


All houses have some radon, but houses next to each other can have very different radon levels, so the only way to measure your particular risk is to test your own house. Radon is measured in "picoCuries per liter of air," abbreviated "pCi/L." This measurement describes the number of radon gas particles in one liter of air. The amount of radon outdoors is usually around 0.4 pCi/L, and indoors it around 1.3 pCi/L. Even though all radon exposure is unhealthy, radon at levels below 4 pCi/L are considered acceptable.


Alabama is a Caveat Emptor ("let the buyer beware") state in terms of real estate transactions and there are no state legislated provisions which require a property to be tested for radon gas prior to a real estate transaction.


At the current time the United States (US) Environmental Protection Agency (EPA) recommends the following actions in relation to radon gas:


  • If you are buying a home or selling your home, have it tested for radon.
  • For a new home, ask if radon-resistant construction features were used and if the home has been tested.
  • Fix the home if the radon level is 4 picocuries per liter, or pCI/L, or higher.
  • Radon levels less than 4 pCi/L still pose a risk, and in many cases, may be reduced
  • Take steps to prevent device interference when conducting a radon test


In The State of Alabama The Alabama Department of Public Health (APDH) administers a Radon Program. This program includes the supply of free radon test gets for Alabama residents as well as other home owner and home buyer information. Additionally, radon test kits are generally available through local county extension offices as well as home improvement supply stores.


The ADPH radon zone map which highlights areas of risk for radon gas is provided at the bottom of this page. However, the map should not be utilized as a definitive resource in relation to radon gas risk as the only way to know if a specific property is affected is to test for the presents of radon. Some sources have reported that up to 10% of homes tested in high risk counties in Alabama have radon levels at or above 4 pCi/L. These same sources also have reported that up to an additional 20% of homes tested in high risk counties in Alabama have radon levels between 2 pCi/L to 3.9 pCi/L. While these later levels do not warrant mitigation they do warrant continued monitoring.  Lastly, the installation of a radon mitigation system based on what type of systems is installed can actually improve other aspects of the property.


Some newly constructed homes may have been constructed with radon gas resistance construction or they may already have a radon gas mitigation system. These elements if they exist should not be viewed as negative aspects. Additionally, if a property tests positive for radon gas a radon gas  mitigation system can be installed relatively inexpensively.


The State of Alabama has not presently legislated regulations pertaining to the licensing or certification of Radon Inspectors or Radon Mitigators. However, ADPH does suggest the utilization of professionals who are independently certified by either the American Association of Radon Scientists and Technologists (AARST) or the National Radon Safety Board (NRSB).
