A swimming pool and / or spa inspection is not an inspection criteria currently required by the Standard of Practice (SOP) of The American Society of Home Inspectors (ASHI). As a result, these inspections are not performed as a part of a standard home inspection.

 

Alabama is a Caveat Emptor ("let the buyer beware") state in terms of real estate transactions and there are no state legislated provisions which require an owner to disclose real-estate condition issues other than those issues which are federally mandated to be disclosed if known such as Lead Based Paint (LPB).

 

As such it is up to the buyer to determine if the swimming pool, spa, or related systems are functioning to their satisfaction.

 

We do perform swimming pool and / or spa inspections as an additional service in relation to a standard home inspection. The inspection shall follow the auxiliary protocols published by ASHI pertaining to Residential Swimming Pool and Spa Inspections. Additionally, we utilize inspection protocols published by the National Swimming Pool Foundation (NSPF). In some instances these inspections will include water chemistry analysis utilizing on-site electronic methods.
