Our residential home inspection service offerings are typically provided to prospective home sellers as pre-sell inspections, to prospective home buyers as a pre-purchase inspections, as well as to prospective home builders as independent quality control / pay draw inspections. A brief overview of these types of inspections is provided below:

 

  • Pre-Sell Inspection - A pre-sell inspection is a standard residential home inspection performed on behalf of the owner of a residential home. The purpose of this inspection is to provide the owner with a current condition status. This inspection is generally performed so that an owner will have documented condition information usually to allow repairs to be performed prior to listing; so that an owner will have documented condition information following a repair; or so that an owner will have current condition status to determine if routine repairs or maintenance is required.
  • Pre-Purchase Inspection - A pre-purchase inspection is a standard residential home inspection performed on behalf of the buyer of a residential home. This purpose of this inspection is to provide the buyer with current condition status. This is the most common type of inspection and is what is generally thought of in relation to a residential home inspection.
  • Quality Control / Pay Draw Inspection - A quality control / pay draw inspection is a residential home inspection performed generally, on behalf of the owner, to document the achievement of onsite progress milestones prior to the owner paying their builder. These inspections can also include certain onsite or offsite quality control tests, on materials or installed works, to ensure that the materials or workmanship meets industry standard requirements.

 

The practice of residential home inspection, in The State of Alabama is regulated, by state legislation which is enforced, by The State of Alabama Building Commission. The State of Alabama Building Commission requires that all entities offering residential home inspection services in The State of Alabama be licensed to offer such services. The licensing process requires a notarized license application, proof of compliance with the American Society of Home Inspectors (ASHI) Standards and Ethics Examination, proof of compliance with the National Home Inspector Examination, proof of errors and omissions insurance, proof of liability insurance, as well as proof of qualifications. Ridley & Partners, Inc. is licensed, by The State of Alabama, under license number HI-4140 to offer residential home inspections service in The State of Alabama.

 

Also, The State of Alabama has adopted, by state legislation which is enforced, by  The State of Alabama Building Commission the American Society of Home Inspectors (ASHI) standard of practice (SOP) for the performance of residential home inspections.

We encourage our prospective clients to review the SOP so that they understand what a residential home inspection entails and more importantly what a residential home inspection does not entail. What an Inspection Is Not

  • It is not a pass or fail inspection
  • It is not an appraisal
  • It is not an exhaustive inspection
  • It is not an detailed technical inspection of structural, mechanical, electrical, or plumbing systems
  • It is not a substitute for having detailed technical inspections performed by an engineer, plumber, electrician, or other licensed professional if required
  • It is not a construction building code compliance inspection
  • It is not mandatory that owners rectify inspection report findings
  • It is not mandatory that buyers require owners to rectify inspection report findings
  • It specifically does not include any of the additional inspection or testing services described on our other pages

  • Limited visual condition assessment based on an industry standard operating procedure (SOP)

 What an Inspection Is

 

If you would like to utilize our services for you home inspection then the quickest way to obtain services is to request a quote through our main contact page. Once we receive your quote request we will generally respond with a quote within twenty-four (24) hours. When you receive your quote you will have the option to proceed with our services, by scheduling an appointment, through our web-site. A quote request does not obligate you to utilizing our services.

 

Prior to the inspection you will be requested to review and approve our standard home inspection services contract through our web-site. On the day of the inspection we will meet you at the property to be inspected and provide you an overview of the process. We encourage all of our clients to attend the inspection and ask any questions that they may have. Our inspections generally begin with the exterior and proceed to the interior. We also follow a top down approach meaning that we will begin the inspection on the upper most level of the property and work our way down in a general clockwise fashion. If additional services have been scheduled they will be performed at the most appropriate time during the inspection.

 

Payment for the inspection is only made once the inspection is completed and the report is ready for delivery. Once we have completed the report you will be notified via Email that the report is available, you will be prompted to log into your user account, you will be prompted to purchase your report utilizing standard on-line payment methods, and then you will be granted access to your report. The report is best viewed utilizing a web-browser and will be accessible for a period of five (5) years. Additionally, we will make ourselves available to review the report with you as may be required.
